British Columbia charges property transfer tax on the price of the home, in marginal brackets, the same way income tax works. You pay each rate only on the part of the price that falls inside its band, so the effective rate is always lower than the top bracket. Unlike Ontario, there is no separate municipal layer.

First-time buyers pay no property transfer tax on a home up to $500,000. Between $500,000 and $835,000 the exemption takes $8,000 off the bill, and it phases out by $860,000. You have to be a Canadian citizen or permanent resident, never have owned a principal residence anywhere, and move in.
A newly built home is fully exempt up to $1,100,000, then phases out by $1,150,000, if you move in. When both exemptions could apply, the calculator uses whichever saves you more.
On an $800,000 home in BC, the property transfer tax is $14,000 due at closing.
As a first-time buyer, the exemption takes off $8,000, bringing it down to $6,000.
